Annual Meeting!!

It is once again time for the annual meeting! The main thing we need to accomplish is to vote in two board members. If you can't make it down to the clubhouse that night, please turn in your proxy.

The meeting is on THURSDAY, DECEMBER 16TH AT 7 PM.

Emergency Warning Siren

The following is a memo from our Fire Department regarding the new emergency warning siren:

Re: Emergency Warning Siren

Business Owners/Occupants,

As you may have noticed, a new outdoor emergency warning siren was recently installed on the north side of the intersection at 115th & Granada in Leawood. We feel very fortunate to have added this siren to Johnson County's network of emergency warning sirens, as it will enhance our capability to provide early warning in the event of severe weather or other significant emergencies.

To help ensure that the warning sirens are operating appropriately, the sirens are tested at 11 :00 AM on the first Wednesday of each month, weather permitting. The monthly test will generally not be conducted if the potential for severe weather or extreme cold/ice exists in the area. The only exception is in March of each year, when the test is typically conducted on a Tuesday or Thursday, in conjunction with Severe Weather Awareness Week.

The next scheduled test of the outdoor warning system is scheduled for 11 :00 AM on Wednesday, December 1st. Please pass this information on to your residents, occupants, etc. so they will not be startled or surprised when the test begins. While the emergency warning system is intended to provide an early warning to those outside during severe weather, the siren may also be heard inside buildings in close proximity to one of the sirens.

Elections!

Board of Directors Elections

One of the most important decisions you can make for your community is to get involved. A great way to be involved is to serve on the board of directors. This year there are two positions opening up on the board of directors. These positions will serve a two year term. The two directors whose term is coming to an end are Gerald Clamors and Daphne Reitz. The remaining board members are Don Lickteig, Jo So, and Gayle Voyles.

If you feel you possess the qualifications and commitment to maintain the high standards of our community, please complete an application.

Applications are available in the clubhouse, mail room, or via this blog in the pages section and are due December 1st.

If you feel you do not have the time to personally serve, please encourage a neighbor to consider serving.

Holiday Social Activities



Cookie Exchange and Tree Trimming

December 2, Thursday, 6:30 pm - 8:30 pm

Bring two (2) dozen of your favorite cookies along with two copies of the recipe to share. Package each dozen individually for easy exchanging. You'll go home ready to serve up some new holiday treats!

The HOA will provide light appetizers and non-alcoholic beverages while we start trimming the tree.

Morning Coffee and Tree Trimming

December 4, Saturday, 9 am - 11:30 am

Join us for Saturday morning coffee for friendship and fun as we put the final touches on the holiday tree.

The HOA will provide a coffee bar (delightful treats to fill your cup, flavored creamers, chocolate shavings, whipped cream, etc.) and breakfast pastries.

Trash Tips

Here are the rules regarding the trash:

1. Please (please!) put your trash in trash bags, not grocery sacks. Especially do not put trash in paper grocery sacks, as they inevitably tip over and spill the contents.

2. Please do not place your trash out the night before, as wildlife such as possums, raccoons, and birds are beginning to feed off of it, scattering it around and causing pest control problems.

3. Please bag ALL trash. Do not leave individual pieces of trash (such as Tide containers, for example) out on the curb for Bill to pick up. If an item is too big to bag, it may need to be put in the bulk trash dumpster which is here every Spring and Fall.

4. Please break down all boxes that do not fit in a bag. Do NOT fill boxes (such as unbroken-down TV boxes, for example) with loose trash. This necessitates Bill fetching trash bags and bagging your trash, piece by piece. Then he must break down the box himself.

5. Don't put hazardous materials in the trash. This includes paint cans.

6. Don't put things in the trash that will explode upon being compacted. This includes aerosol cans that are not fully emptied. To fully empty an aerosol can, turn it upside down while spraying out the last of the gas. It is now safe to put in the trash.

7. When putting trash directly in the compactor yourself, such as on the weekends, please put the trash IN the compactor and not on the ground outside of the compactor. If the trash seems full, please compact it by turning the key.

8. Finally, please do not park in the "red zone" across from the dumpster. The Deffenbaugh truck needs this space to maneuver.

Theft from vehicle

Someone recently entered a car on our property, even came into the open garage to do so. The person or persons rifled through the glove compartment and took the car's registration and insurance card. These documents could be used for insurance fraud and/or identify theft.

If you are ever worried that your information has for some reason been compromised, and you do not have a credit monitoring service, you can contact all three credit agencies and put a 90-day watch on your social security number. `

A Post From Tiehen Maintenance

It is time to service your furnace. Tiehen Maintenance has a licensed, certified HVAC technician available by appointment to perform this service. This is not a warranty contract, just a step to help you with the preventative maintenance of your system.

This service is available through the Tiehen Maintenance Company at a cost of $60.00 plus tax and the additional cost of the filter. You may supply the filter for us, or we can obtain one for you, please let us know the size.

The furnace service will include the following:
1. Filter replacement
2. Oil motor
3. Check blower
4. Check all burners
5. Check humidifier
6. Check thermostat
7. Test operation of furnace

Home Owner's Association Meeting/Sept.



In case you weren't at the Home Owner's Association, here are some highlights:


John Clock went over the financials. If you would like a copy of the report, please see Mike Carroll in the office. People were generally happy with the amount in reserves.

Wood rot repair and painting is ongoing. This is on a four year cycle. We are now trying out a new technology for the wood rot that was developed in the Northwest.

The sprinkler closets are being winterized and will be equipped with temperature sensors. These sensors have an alarm that will sound if the temperature in the closet drops below a certain level. If you hear this alarm, please call Mike or, if it is during a night, weekend, or holiday, Tiehen emergency maintenance.

The smoke detectors in our units only have a life of ten years, so it is past time to replace them. If you haven't already, please replace yours with the new kind. They can be purchased at the office or at a store of your choice. See Mike to make sure you purchase the correct ones.

In the last quarter, the Board has been working to correct many drainage issues.

Reminder – the pool party is on October 2 from 4-6 pm and the doggy swim is on October 3.

The pool pump was recently replaced and the pool is open once again.

Saturday morning coffee will no longer be held.

This quarter the Board will be working on the budget. You can leave comments or wishlist items for the budget here on the blog or you can email Mike. They will be forwarded to the Board.

There are two Board positions coming open this December. To run, please obtain a form from Mike. I believe the form must be completed by mid-November, so do not delay.

The nominating committee needs people to help with the election in December.

Future projects include updating the irrigation system, installing some sort of shade atop the trellis at the pool, and dredging the south pond. The dredging will not be completed until upstream construction is completed due to the expense to dredge it ($100,000) and the likelihood of run-off from the construction.

Every owner must have loss assessment on their condominium insurance policy. Contact your insurance agent to learn more.

The original water heaters in our units are at the end of their lives. This means they are subject to burst without notice, as has already happened to a number of people. This not only damages your unit and possessions, but your neighbors' unit and possessions. Please replace them.

When you leave for vacation, remember to shut off your main water shut-off valve, which will limit damage in the case of a leak. Also, remember in the winter to never turn your thermostat below 55 degrees. This prevents freezing of the pipes. Opening the cabinet doors (i.e. under sinks) which are over the plumbing also helps.

On a more serious note:


We still have plenty of smoke detectors. Don't take the chance that yours could fail in the event of a fire or even heavy smoke. They cost only $16 and are available in the clubhouse.


Residents are encouraged to test their water shut off valves.

Why? If any leak or water emergency occurs in your residence this is the only way to shut off the water to your residence and limit damage to your personal possessions as well as damage to your neighbor's unit. These valves have a limited life and are nearing the end of it. Several residents have had problems.

The Procedure: In the room with your water heater there is a knob that protrudes from the wall. (It looks like a faucet handle for a garden hose.) Turn the knob all the way to the right. If it keeps spinning and won't stop, it is broken. If it does stop, turn on the water in the bathroom sink and bathtub. If the water does not stop running within 5 minutes, it is broken.

Now What? If it is broken, call a plumber of your choice or Mike for Tiehen maintenance ($100 to $150). The water to the entire building will need to be shut off when they come, so call Mike Carroll (913-663-1103) for help with coordinating that. If it is not broken, be sure to continue to test it periodically.


Dog Rules

1. Dogs must be on leashes. This is to prevent potential dog fights or attacks and it protects our poochies from cars, as well.

2. Picking up after your dog is a must.

3. If you see an animal without its owner, feel free to call animal control at 913-648-8901.

Mid Summer updates

Dear Tomahawk Creek Residents,

We hope you are enjoying your summer and our wonderful pool, tennis court and basketball court.

There will be a change in the face you see in the clubhouse every day, Cynthia Selder, our onsite property manager, will be leaving us. She will be moving to another position at a different Tiehen property. Our new onsite property manager is Michael Carroll. Join us on Friday, July 30, at the Adult Swim, to say good-bye to Cynthia and wish her well in her new endeavor.

Fire safety is a top priority and the board has been working with the Fire Marshall to make sure we are compliant. Our community is over 10 years old and it is time to make sure you have a new smoke alarm (not just changing the batteries, but a whole new unit) and a functioning fire extinguisher. The HOA has purchased smoke alarms recommended by the Fire Marshall and will sell them to residents. You can also buy a new unit (make sure it is a 120v unit) at your favorite home improvement store. The Fire Marshall will offer several dates to install these for a nominal fee. You can also install the new units yourself, get a neighbor to help you, or hire your own handy man. New fire extinguishers can be purchased at home improvement stores, hardware stores and big box stores. Watch the bulletin board for information on when the smoke alarms have arrived and when the fire department will be available to help you with installation.

Tomahawk Creek has water, lots of it. The Board is well aware of our drainage issues around the property and the issues are being addressed and we are working with contractors to come up with the best solutions. Thank you for your patience as we work to find the best solution.

The board of directors welcomes home owners to attend the monthly board meetings. They are held the third Thursday of every month, at 6:15 p.m. in the clubhouse.

• Check the insulation tube that is on your outside AC unit, if the insulation tubing that is around the hose that runs from the AC into the building is cracking, replace it.

• No glass at the pool. Plain & simple.

• Keep the grass clean, pick up after your four legged friends.

• Are you insured? Our governing documents require each condo to be insured. Make sure your personal policy is up to date with the latest in condo type insurance. Ask your personal agent for details.

• Per Leawood City Ordinance - No charcoal grills on patio’s/porches.
